    Pattern and layout of horizontal wall sheathing first floor shall be reviewed with Architect's Office for location of breaks and joints prior to milling and installation.

DIVISION 4 - MASONRY

  • 1.Section 4A, Item 2A shall read:
    Brick- - Exterior face brick shall be provided by Colonial Williamsburg Foundation. Contractor shall be responsible for picking up brick at the Warehouse designated by Colonial Williamsburg Foundation Representative and delivery to the site.
  • 2.Section 4A, Item 3:
    This paragraph shall be inserted in front of paragraph 1. This paragraph shall read: A 3' x 2' masonry panel shall be erected to show the brick bond, mortar type, mortar color and joint type to be used for the loading platform. Contractor may use common brick for this sample panel. This panel shall be examined by Colonial Williamsburg Foundation Representative in respect to the above items and further instruction shall be given to Contractor, if needed, prior to his undertaking any masonry work.

DIVISION 5 - METALS

  • 1.Section 5A, Item 1A: Replace the word "iron" with the word "steel".
  • 2.Delete Section 5A, Item 1B.
  • 3.Section 5A, Item 2, paragraph 3 shall read: Contractor shall provide 4 sets of shop drawings of structural steel beams and columns and their connections for review by Architects' Office. One copy shall remain with the Owner's Representative. One copy shall remain with the Architects' Office. Two copies shall be stamped with the appropriate action to be taken and returned to the Contractor. Contractor shall not begin fabrication or installation of said steel until shop drawings have been released to the Contractor by Owner's Representative.
  • 4.Section 5A, Item 6 shall read: Furnish and install all miscellaneous steel as necessary. This shall include but not be limited to angles and bolts.

DIVISION 6 - CARPENTRY

  • 1.Section 6A, Item 2A shall read:
    Framing lumber shall be #2 grade or better southern yellow pine or Douglas fir. Maximum moisture content allowed shall be 12%. Framing shall be accurately cut and fitted, solidly nailed, spiked, screwed and/or bolted together to produce plumb, level, square and rigid work. The installation shall be neat and workmanlike.
  • 2.Section 6B: Delete Item 2A
  • 3.

    Section 6B, Item 2C shall read:
    First floor flooring and stair treads and risers shall be quarter sawn C&Btr grade or better southern yellow pine.

    Second floor flooring shall be oak to match existing.

    Interior millwork shall be C&Btr or better southern yellow pine with a maximum moisture content of 12% or less unless otherwise indicated on drawings,.

    Exterior trim shall be C&Btr or better southern yellow pine with a maximum moisture content of 12% or less.

    Weatherboards shall be C&Btr or better southern yellow pine or clear redwood with a maximum moisture content of 12% or less.

  • 4.Section 6B, Item 2b shall read: Colonial Williamsburg Foundation shall supply all T-head, rosehead and cut nails.
  • 5.Section 6B, Item 2G shall read: Contractor shall provide 4 sets of shop drawings of all millwork for review by Architects' Office. One copy shall remain with Colonial Williamsburg Foundation Representative. One copy shall remain with the Architects' Office. Two copies shall be stamped with appropriate action to be taken and returned to the Contractor. Contractor shall A1 - 6.2 not begin fabrication or installation of said millwork until shop drawings have been released to the Contractor by the Colonial Williamsburg Foundation Representative.
  • 6.Section 6B, Item 2H shall read: Protect all delivered work from damage and store in a dry place.
  • 7.Section 6B, Item 3A shall read:
    Install quarter sawn pine flooring first floor and stair treads and risers as required (see drawings for location of existing flooring to remain and of new flooring to match existing). New pine flooring shall be tongue and grooved and faced nailed to the floor joists with cut nails and of random width to match existing. No lengths shorter then ten feet shall be allowed.
  • 8.Section 6B, Item 3B shall read:
    Existing pine flooring shall be stripped. Both new and existing pine flooring shall be hand scraped., Pine flooring shall be sealed with a coating mixture consisting of 3 parts Masur oil and 1 part turpentine or paint thinner. A small amount of burnt umber shall be added to the mixture as directed by the Colonial Williamsburg Foundation Paint Department. After the oil has dried, one light coat of paste wax shall be applied to the pine flooring. Sanding of floors shall not be allowed.
  • 9.Section 6B, Item 3D, E, and F shall be deleted.

DIVISION 8 - DOORS & WINDOWS

  • 1.Section 8A, Item 1 shall read:
    The work under this section shall consist of hollow metal frames, wood doors, glass and related item necessary to complete the work indicated on the drawings and described in the Specifications.

    Section 8A, Item 2B shall read:
    Door 101 and cabinet doors shall be C&Btr or better southern yellow pine with a maximum of 12% moisture content or less.

    Contractor shall provide 4 sets of shop drawings of all millwork for review by Architects' Office. One copy shall remain with the Colonial Williamsburg Foundation Representative. One copy shall remain with the Architects' Office. Two copies shall be stamped with appropriate action to be taken and returned to the Contractor.   • 3.Section 8A, Item 2C shall read:
    See door schedule drawing #240 for size and make of other doors.
  • 4.Section 8A, Item 2D shall read:
    Glass for cabinet doors shall be supplied by Colonial Williamsburg Foundation. All glass for replacement of broken window panes shall be supplied by the Colonial Williamsburg Foundation. Contractor shall be. charged for all window panes broken by Contractor.
  • 5.

    Section 8B, Item 2B shall read:
    All colonial type door hinges shall be fastened by rose head nails set thru leather washers. The nails shall penetrate the door and clenched, parallel to the wood grain, on opposite sides, in an established design.

    The Colonial Williamsburg Foundation shall supply rose head nails A1 - 8.2 and leather washers.

  • 6.Section 8B, Item 3, paragraph 1, page 8B-2: Delete wood stops for doors #201, 202, 203, 204 and 205.
  • 7.Section 8B, Item 3, paragraph 2: Add the following sentence: All hardware with the prefix CWF shall be supplied by the Colonial Williamsburg Foundation.

The Colonial Williamsburg Foundation Masons shall advise in conjunction with the Architects' Office as to the extent of irregularities and waviness. Finish shall be smooth steel trowled.

DIVISION 1 - GENERAL REQUIREMENTS

SECTION 1A
SPECIAL CONDITIONS

SCOPE:

The purpose of these specifications and working drawings is to:

  • (1)Perform alterations and additions to the existing building, incorporating new partial second floor, revise front entrance and window arrangement on North facade, partition changes on first, second, and basement floors and new heat and air conditioning.
  • (2)Erection of new stairs, counters, shelving, flooring, wall sheathing, miscellaneous millwork, etc.
  • (3)Installation of steel columns and steel beam with proper connections.
  • (4)Revisions and additions to the plumbing, electrical and mechanical systems.
    • A.Care shall be taken to preserve the site of the work in the Historic Area at all times. Access to the site shall be as directed. The transportation of equipment, workmen, and other needs in connection with the work shall be done only by this route. No vehicles will be allowed to remain at the site except PAGE 1A-2 those actually in operation as approved by the Owner's Representative. Delivery of materials shall be by the approved route.
    • B.Parking for contractors, subcontractor's and employee vehicles will be in the Courthouse of 1932 and Craft House parking lots. Parking will not be allowed on Francis Street or England Street at any time. Parking will not be allowed in the Greenhow-Repiton area unless related to deliveries. Temporary parking "decals" may be issued. The contractor shall confine his Operating equipment, storage of his materials and operations of his workmen as directed. Materials shall be stockpiled to the south of the building in areas designated by Owner's Representative and shall be arranged and maintained in orderly fashion, concealed from public view insofar as practical. Materials may be delivered from The Duke of Gloucester Street as directed by the Owner's Representative or from the south via the footpath.
    • C.Contractor shall be responsible for daily clean-up of the site during the progress of the work. All rubbish and other debris shall be removed from the site. The contractor shall furnish temporary sanitary facilities for the workmen, first aid facilities, temporary heat as required, scaffolding, staging platform, and similar provisions necessary to the safe and expeditious progress of the work.
    • D.No telephones are available Water and electric power is available where directed by the Owner's Representative. The Contractor PAGE 1A-3 shall provide temporary safe extensions for the performance of his work and shall remove same on completion.
    • E.During the work temporary lighted barricades and other enclosure shall be erected to protect the site and the building from damage and to prevent access by the public and unauthorized persons. The contractor shall furnish and erect temporary signs necessary to provide control of the area but no advertising sign of the contractor nor his subcontractors will be permitted to be erected. No overnight or prolonged storage of construction material will be permitted here.
    • F.Buildings, grounds, roads, curbs, gutters, walks, fences, plant materials, trees, underground utilities and all other items shall be protected against damage. If damage occurs the repair or replacement of such items will be at cost to the Contractor. Trees and plant materials that are in the way of the contractor's work are to be designated by the contractor at the preconstruction conference and the means of protection will be resolved by the Landscape Architect.
    • G.The site of this work is within the Historic Area; therefore, all excavation will be under the supervision of the Resident Archaeologist or his representative. If during normal excavation activities, the Archaeologist finds it necessary to temporarily stop the excavation or require more sophisticated excavation means, then the contractor may be compensated for the cost of such additional work required.

    • H.The contractor is to obtain and pay for all necessary permits and inspections required by the public authorities having jurisdiction. All safety codes and OSHA requirements are to be adhered to.

DIVISION 2 - SITE WORK

SECTION 2A
DEMOLITION AND SALVAGE

  • 1.SCOPE OF WORK :
    • A.The demolition noted herein and that shown and called for on the drawings of all trades does not necessarily include all demolition which may be required for the completion of the contract. The General Contractor will perform the demolition work of all trades.
    • B.Included but not necessarily limited to, are the following:
      • (1)Removal of all existing stair construction on the interior of the structure.
      • (2)Removal of fireplace mantel and trim on first floor as shown on drawings. (3) Removal of partitions and all floor finish materials and underlayment on first floor as shown on drawings.
      • (3)Removal of partitions and all floor finish materials and underlayment on first floor as shown on drawings.
      • (4)Removal of windows and door and portions of exterior walls for new entrance doors.
    • C.The contractor is required to review and identify on the site, in consultation with Owner's Representative, the specific items to be removed.

  • 2.SALVAGE :
    • A.The Owner reserves the right to retain possession of any materials, items and/or equipment removed. Materials, items and/or equipment not desired by the Owner become the property of the Contractor and shall be removed from the site.
    • B.Items to be retained shall be marked by the Contractor with proper identification, transported by him to storage, where directed by the Owner's Representative, and take all necessary precautions to protect the items from damage.
  • 3.PROTECTION :
    The existing finish millwork to remain is to be protected from damage. First and Second Floor existing flooring shall be cleaned of all debt, is, dirt, abrasive materials, mud, etc., then covered where directed by the Architect with heavy Sisalkraft paper; all edges and joints taped to protect the floors throughout construction. If demolition destroys or damages surfaces which will be visible in the final work, these surfaces shall be repaired in accordance with the applicable details. If no details or particular specifications apply, then any surface damaged by demolition shall be repaired equal to the adjacent surfaces.

DIVISION 4 - MASONRY

SECTION 4A
BLOCK AND BRICKWORK

  • 1.SCOPE OF WORK :
    Furnish all labor, materials, equipment and services necessary to complete the brickwork and blockwork as called for on the drawings and noted in these specifications. The work shall include but not necessarily be limited to the following:
    • Brickwork for stoop foundations.
    • Blockwork in basement.
  • 2.MATERIALS :
    Materials shall be delivered, stored, and handled so as to prevent intrusion of foreign matter, breakage or damage by the weather or by other work.
    • A.Brick -- Exterior face brick shall match existing as to size, color, texture and mortar joint color and treatment.
    • B.Block.- Block shall be "Solite" concrete masonry units of sizes as shown on drawings.
    • C.

      Mortar - Mortar shall match existing on exterior and be composed of 1 part white cement, 2 parts lime, 6 to 8 parts sand, carefully chosen for color to bring color of dry finish sample to match with original mortar.

      Mortar for backing and unexposed work shall be 1 part PAGE 4A-2 Portland Cement, 1 part lime and 6 parts sand. Mortar that has begun its final set shall not be retempered or used in any way.

  • 3.WORKMANSHIP :

    Brick and block shall be laid on a full bed of mortar covering all horizontal faces. All vertical joints shall be solidly filled. Work shall be properly bonded.

    All exposed mortar joints in face brick shall be cut clean to define the edge of the bricks and shall be struck to match adjacent work.

    All masonry work shall be constructed true to line and dimensions, plumb and square. All courses shall be level, with uniform joints. Wet all bricks before laying in warm weather. When masonry is first set, they shall not be removed thereafter unless relaid in fresh mortar.

    Provide protection against freezing. No masonry work shall be done without the approval of the Owner's Representative when the temperature is 45° and falling. This, however, in no way relieves the Contractor from the responsibility of removing and replacing frozen work.

    Clean down all new exposed masonry with 3% solution of muriatic acid, followed by two washings of clear warm water and a copious use of a stiff nonmetallic brush.

DIVISION 5 - METALS

SECTION 5A
STRUCTURAL AND MISCELLANEOUS METAL

  • 1.SCOPE OF WORK :
    • A.Furnish and install structural steel and miscellaneous iron as shown or called for on the drawings and/or as herein specified, including but not limited to anchor bolts, welded connections, base plates, columns, beams, angles, loose lintels, bearing plates, bolts and other accessories in connection with structural steel and miscellaneous iron.
    • B.Stair handrails.
  • 2.GENERAL :
    Except as otherwise specified or shown, the work of this section is governed by the current rules and practices of Specifications for Design, Fabrication, and Erection of Structural Steel for Buildings of the American Institute of Steel Construction. Any welding shall be in accordance with the Standard Code for Arc and Gas Welding in Building Construction of the American Welding Society. This Contractor shall furnish instructions for and coordinate setting of anchor bolts and shall check same before work progresses. Inspect and check items set during progress of work.

  • 3.MATERIALS :
    Structural steel shall conform to requirements of the American Society for Testing Materials Standard Specifications for Steel for Bridges and Buildings, A-36. Electrodes shall conform to requirements of the "Specifications for Iron and Steel Arc Welding Electrodes" of the American Welding Society, latest edition.
  • 4.WORKMANSHIP :
    • A.Shop connections may be riveted or welded. Field connections shall be bolted or welded as noted. Bolts shall be high strength A325 bearing bolts with washers, tightened to required torque, where so noted on drawings. Other bolts shall be square head machine bolts.
    • B.Punching as shown or required for fastening of work of other trades, said trades to furnish templates or information; costs to be included in base bid.
    • C.Burning for enlarging holes will not be acceptable except with written permission of the Architect.
    • D.All welding, both shop and field, shall be accomplished by welders qualified for the welds involved under American Welding Society Procedures. Furnish back-up plates for all butt welds.

  • 5.ERECTION :
    Base and bearing plates shall be supported on steel shims until supported members are plumbed. Contractor is responsible for safety and practicability, rigidity, and stability of steel structure until braced by permanent structure. Framing shall be accurately aligned before bolting and/or welding, and shall be held rigid with stays and turn buckles until permanently braced. Gas cutting will not be permitted.
  • 6.MISCELLANEOUS IRON :
    Furnish all miscellaneous iron which shall be fabricated in accordance with plans, including angles,, bolts, handrails and brackets. Wrought iron handrails shall have a hand wrought appearance.
  • 7.PAINTING :
    All structural steel shall receive one thorough coat of Standard Rust Prohibitive approved paint before delivery to the job. Parts inaccessible after assembly shall be painted again before assembly. Before painting, all rust, loose mill scale, foreign material and dirt shall be removed with wire brushes or steel scrapers. All grease and oil shall be removed.

DIVISION 6 - CARPENTRY

SECTION 6A
ROUGH AND FINISHED CARPENTRY

  • 1.SCOPE OF WORK :

    Included:

    • Floor Joists
    • Underlayment
    • Framing
    • Sheathing
    • Stairs
  • 2.MATERIALS AND WORKMANSHIP :
    • A.Framing lumber shall be Western Douglas Fir. Material shall have a maximum moisture content of 12%. Framing work shall be accurately cut and fitted, solidly nailed, spiked, screwed and/or bolted together to produce plumb, level, square and rigid work. The installation shall be neat and workmanlike.
    • B.Rough hardware, furnished under this s section, shall include all nails, bolts, screws, anchors, joist hangers and other stock items of rough hardware.

    • C.A continuous layer of deadening felt shall be laid between all sub and finish floors, where sub-floors are required. The felt shall be non-coated asphalt impregnated felt no heavier than 15 pounds.
    • D.Cutting and patching for all trades must be done by this Contractor. Architect approval must be obtained for cutting or removal of any framing member for pipes or conduits in diameter or larger and duct work. Straps or sisters shall be provided as required where this cutting occurs.
    • E.TECO Trip-L-Grip framing anchors, as manufactured by the Timber Engineering Company, Washington, D. C., may be furnished and installed wherever practicable. Trip-L-Grip nails, which are furnished with all anchors, shall be used. Manufacturers recommendations shall be followed.

MILLWORK

  • 1.SCOPE OF WORK :
    Work under this section includes the furnishings and installation of all millwork and those items listed although not necessarily limited to them.
    • Rehanging certain existing doors.
    • New interior beaded base, siding, trim, casings.
    • Book shelving.
    • Doors as per detailed.
    • Finished pine flooring.
    • Finished oak flooring
    • Counters, back counters, shelving.
    • Stairs, brackets, and handrails.
    • Installation of finish hardware
    • Other related items necessary to complete work shown on the drawings.

  • 2.MATERIALS :
    • A.The quality standards shall meet those of the Architectural Woodwork Industry. The woodwork manufacturer is responsible for details and dimensions not controlled by job conditions.
    • B.New millwork shall be as detailed on drawings. No finger joints or splices will be acceptable.
    • C.

      Except as otherwise noted, the materials shall be as follows: All new interior finish shall be F.A.C. Grade Yellow Poplar, or Grade C Southern Yellow Pine.

      Exterior millwork shall be constructed of Southern Yellow Pine, C or better, selected clear face, except that Northern White Pine (Pinus strobus) shall be used for doors and exterior casings and special glass door cabinet in storeroom.

    • D.All new materials shall have a maximum moisture content of 12%.
    • E.

      All items later to receive finish paint shall be primed at the shop or mill before delivery to the job with materials as specified by the Architects' Office.

      Items to receive natural finish shall be primed with Cereseal or an equal substitute. Back prime all millwork.

    • F.This Contractor shall secure all field measurements and verify others at the job as early as possible. If any discrepancies exist between the existing work and the drawings the matter should be immediately reported to the Owner's Representative so that any question may be clarified before proceeding with the work.
    • G.This Contractor shall furnish to the Architect mill shop drawings in triplicate for approval and cross cuts of mouldings. Adequately protect all delivered work from damage and store in a suitable place.
  • 3.WORKMANSHIP :
    • A.Install flooring of quarter-sawn heart yellow pine boards on the first floor. The pine flooring shall have tongue and groove joints and face nailed to the floor joists with #10 New York common cut ungalvanized nails. All pine flooring shall be hand scraped, including the existing flooring. No sanding of pine floors shall be allowed because it conveys the wrong appearance.
    • B.New pine boards shall be sealed with a coating mixture consisting of 3 parts Masur oil and 1 part turpentine or paint thinner. One coat shall be sufficient. A small amount of burnt umber may be added to the mixture to tone down the overall appearance of the rest of the floor. After the oil has dried thoroughly, a light coat of wax should be applied on the floor to protect it from wear.
    • C.Oak flooring for the second floor shall be sanded, stained and varnished to match the existing flooring on the second level.

    • D.New wood counters and backcounters shall be constructed of F.A.C. grade Poplar.
    • E.Stair-treads and risers shall be of edge grain Yellow Pine.
    • F.Non-ferrous nails shall be used for all exterior work of a kind and head type approved by the Architects' Office. All nails used for the first floor interior work shall be of a kind and head type approved by the Architects' Office.

DIVISION 7 - MOISTURE PROTECTION

SECTION 7A
INSULATION

  • 1. SCOPE OF WORK :
    Furnish and install thermal insulation where required as shown on the drawings or specified herein.
  • 2.MATERIALS AND WORKMANSHIP :
    • A.

      Blanket type Kraft faced Fiberglass building insulation R-11 shall be installed in the exterior frame walls of the first floor and R-19 in the ceiling of the shed addition. Unfaced fiberglass insulation R-19 shall be installed on the attic floor.

      Insulation shall be equal to Owens-Corning or Johns-Manville and installed in accordance with the manufacturer's recommendations.

SECTION 7B
FLASHING, CAULKING & SEALANTS

  • 1.SCOPE OF WORK :
    Install flashing around new frames in wall openings.
  • 2.MATERIALS AND WORKMANSHIP :

    Flashing around exterior openings shall be 4 oz. copper clad Sisalkraft. 16 oz. hot rolled copper shall be utilized for other flashing except the copper shall be lead coated where exposed to view.

    Caulking shall be nonstaining compound of a color to match adjacent work and shall be carefully installed to produce a neat job and as obscure as possible.

DIVISION 8 - DOORS, WINDOWS & GLASS

SECTION 8A
DOORS AND FRAMES, WOOD AND METAL

  • 1.SCOPE :
    The work under this section consists of all hollow metal frames and related items necessary to complete the work indicated on drawings and described in the Specifications.
  • 2.MATERIALS AND WORKMANSHIP :
    • A.

      Hollow metal frames shall be Ceco DWC Series, or approved equal, 16 gauge as recommended by the manufacturer. Frames shall be mortised and reinforced for hardware.

      Frames to be primed with one coat of rust-inhibitive paint at the factory.

SECTION 8B
FINISH HARDWARE

  • 1.SCOPE :
    This contract shall include the furnishings and delivery of all finish hardware for this building to conform to the drawings, these specifications and the following schedule - Exterior and interior door locks, hinges, etc. - Special wrought nails for securing hardware.
  • 2.MATERIALS AND WORKMANSHIP :
    • A.Repairs to millwork, doors, etc., shall be made as required and approved prior to the reinstallation of such hardware. Usually all finish painting is to be completed before finish hardware is installed. However, in some instances due to trim design, the door hinges may have to be mounted before trim is installed where directed by the Architect.
    • B.

      Stock cut New York galvanized nails with finish type heads shall be used on all interior work and nongalvanized for finish floors. Nails shall not be set below the finish surface and shall be driven in patterns as directed. All colonial type door hinges on doors shall be fastened by rose-head nails set thru leather washer.

      Nail pattern, type and size shall be as directed by the Architect.

      The nails shall penetrate the door and clenched, parallel to the wood grain, on opposite sides, in an established design. Leather washers for door hinges shall be manufactured by CWF.

DIVISION 9 - FINISHES

SECTION 9A
LATH AND PLASTER

  • 1.SCOPE OF WORK :
    • A.Furnish all labor, materials, equipment and services necessary to complete the new lathing and plaster work and repair existing surfaces which includes, but not necessarily be limited to the following:
      • Work required for new plastering.
      • Work required for disturbed work.
  • 2.MATERIALS AND WORKMANSHIP :
    • A.Lathing materials shall be galvanized high rib lath of an approved quality and manufacture. Submit samples to the Architect for approval. Reinforce all angles by lapping or with corner lath. Where wood corner boards are not called for on the drawings, apply Milwaukee expansion type corner beads.
    • B.Plaster shall be gypsum "Red Top" or the approved equal. It shall be applied in three (3) coats--scratch, brown, and finish. Finish coat shall be approximately 80% line putty with 20% Plaster of Paris.
    • C.Plaster shall match existing as to hardness and surface treatment shall be smooth steel trowelled to a slightly wavy surface. Caution shall be exercised in determining the extent of PAGE 9A-2 irregularities and waviness. The Architect will advise as to this finish. The studs, bracing, blocking, when exposed by demolition, are expected to be of irregular spacing and alignment.
    • D.The interior trim shall be installed prior to lathing and plastering work. Care shall be exercised to protect this trim and finish at all times. Each successive coat of plaster shall be brought up tight against the trim to a neat line. Plaster shall be placed to match the existing plaster line on millwork that remains in place.

SECTION 9B
RESILIENT FLOORING

  • 1.SCOPE OF WORK :
    Furnish and install new resilient flooring in the areas designated in the Interior Finish Schedule.
  • 2.

    MATERIALS AND WORKMANSHIP

    Resilient flooring shall be sheet flooring as manufactured by GAF or the approved equal. Pattern shall be as selected by the Architects' Office. All exposed edges shall be trimmed as approved by Architects' Office and as shown on drawings.

    Floor shall be thoroughly cleaned and properly prepared to receive the finish material.

    Use adhesives as recommended by the manufacturer.

SECTION 9C
PAINTING AND FINISHING

  • 1.SCOPE OF WORK :
    • A.The work comprises the complete interior and exterior painting and/or finishing. Also included is the painting of mechanical work such as piping, pipe covering and duct work; refinishing of wood flooring. When areas or items are not specifically mentioned or are not otherwise finished, they shall be called to the attention of the Owner's Representative at the preconstruction conference for resolution. Prime painting and back painting of millwork is required.
    • B.The Colonial Williamsburg Foundation painting superintendent will determine and advise the painting subcontractor in detail of the finish of existing painted surface, the proper method of removing or cleaning portions of the existing paint, and/or the proper application of paints over existing and new painted surfaces. It is vitally important that the historic integrity of the painted surfaces be maintained as required by Colonial Williamsburg. He will consult with the painting subcontractor PAGE 9C-2 in detail as to the acceptable methods and means of the application or finishes to all other surfaces. A meeting between the contractor and the Colonial Williamsburg Foundation painting superintendent will be established on request of the contractor prior to the submission of color sample panels as later specified.
  • 2.MATERIALS AND WORKMANSHIP :
    • A.Before commencing painting or finishing of any surface, the painter shall clean the surface thoroughly, make sure new wood surfaces are smooth or sanded and in proper condition for painting, and that all surfaces are clean and sufficiently dry for successful paint or finishing. He shall do work only in rooms which have been cleaned of dust and debris which might mar the finishing work. The painter shall provide all equipment and protection required so that no damage to other work will result from his operation.
    • B.Colors shall be as directed by the Architect. Color panels 10" x 12" in duplicate for finish and color shall be prepared by the painter for approval of the Architect before application.
    • C.All materials shall be applied by experienced workmen and in accordance with best practices and/or manufacturer's directions. The material for the woodwork shall be satin finish enamel in sufficient coats to cover. The material for the ceiling plaster work shall be simulated white wash or as otherwise directed. All exposed first floor wood floors, including stairs, shall be PAGE 9C-3 thoroughly cleaned, carefully hand scraped , and finished as directed. Sanding of these floors is not allowed. Any new flooring or patches shall be finished to match adjacent surfaces.
    • D.Spackle or repair any blemishes, shellac all imperfections, putty nail holes, remove loose paint and sand lightly but thoroughly. All bright or glass work shall be thoroughly cleaned. Spots and spatters shall be removed from all surfaces, plates, devices, etc.
    • E.Paint all ferrous metal work with one (1) prime coat of rust preventative before applying finish coats.
  • 3.SCHEDULE OF APPLICATION:

    Furnish and install access stairs from second floor hall to attic space.

    MATERIALS AND WORKMANSHIP :

    Stairs shall be STAIR-SCAPE as manufactured by AUCIELLO IRON WORKS, INC., 355 Western Avenue, Boston, Massachusetts 02135 or approved equal. Operation shall be by gravity descent and spring mechanism. Type Access and Model No. A-24483 with height to be 10'2" and angle to be 72° with pull chain and ¼" plywood bottom cover.

    Stairs to be installed per manufacturer's instructions (See drawings). Any blocking or modification on site to wood frame for stairs shall first be approved by Architects' Office

DIVISION 12 - FURNISHINGS

SECTION 12A
BLINDS

  • 1.SCOPE OF WORK :
    Furnish and install Venetian blinds for all second floor windows.
  • 2.MATERIALS AND WORKMANSHIP :
    Slats shall be white pine or basswood, 2" wide with duplex finish. Natural walnut dull finish exterior and painted to match trim interior. Architects' Office shall provide paint samples to supplier. Blinds shall have dark brown cloth tapes, fool-proof mechanism for holding the slat bunder at any height and in a horizontal position and a worm and cog leveler type tilting mechanism. Blind supplier shall be responsible for all measurements.
